Understanding the types of residential and non residential developments types will have a long term impact on property values in Singapore when investing.

Whether you are an investor looking at investing in residential, industrial or commercial property in Singapore, knowing more about the different types of development in Singapore property market is crucial to making a successful investment here. The planning of different types of development is important to a land scarce country such as Singapore. The main goal is to ensure Singapore has sufficient land to meet long term population and economic goals. Broadly speaking, there are two major types of developments in Singapore, namely, Residential and Non Residential developments.

Residential developments in Singapore can be classified according to housing type. For example, Singapore CondominiumSingapore Apartment, or landed housing. Residential developments can also be characterized by the legal title of the development, for example whether it is land titled or strata titled. It can also be classified according to density, whether the development is low, medium or high density use. Landed housing usually comprises of detached, semi- detached, terrace and strata landed housing.

Non residential developments can be broadly separated into five main groups. These are commercial developments, hotel or other accommodation facilities, industrial developments, places of worship or other institutions, and lastly, others such as hospitals, petrol stations or even golf courses. Within industrial developments, there are further different zonings. The more common zone types are Business 1 and Business 2 zones. These are predominantly meant for industrial users and is defined based on environmental impact of industrial developments. Business 1 and Business 2 zone are typically manufacturing, processing, warehouse, telecommunication, assembly and repair business, e-businesses etc.
